First thing - turn off the electricity to any wet areas! I learned this the hard way. Then start moving stuff to higher ground. Take tons of pictures for insurance.

Document EVERYTHING with photos and video. Turn off utilities if safe to do so. Don't throw anything away yet - we need to see it for the claim. Keep all receipts for emergency supplies.

Grab your wet-vac if you have one and start sucking up water. Remove baseboards if they're wet - they'll just soak up more water. Don't use regular fans, they can spread mold spores.

Stop the water source if you can safely do so. Remove standing water with buckets or a pump. Open windows if it's not humid outside. Don't use bleach - it can make things worse.

Take photos of everything before you move it! This is crucial for insurance. Then get valuables and important documents to safety. Don't walk through standing water near outlets.

Safety first! Stay out of flooded areas with electrical outlets. Move tenant belongings to dry areas if possible. Call me immediately so I can start the insurance process.

I panicked when it happened to me. Best advice - stay calm and take pictures first. Then start moving furniture to dry areas. The restoration guys said I did great by acting fast.

Come get some tarps and plastic sheeting to protect undamaged areas. Rent a wet-vac if you don't have one. Skip the box fans - you need real air movers for this.

Find and shut off the water source first! I can't tell you how many times I've arrived to find water still running. Then focus on removing standing water quickly.

Turn off utilities to affected areas immediately. Don't enter rooms with standing water and electrical outlets. Start documenting damage - insurance will want detailed photos.

Shut off the main water supply if it's a plumbing issue. Check for electrical hazards before walking in wet areas. Start removing wet carpet and padding - it's usually not salvageable anyway.

Turn off your HVAC system if the ducts got wet. Running it will just spread moisture and potential mold throughout the house. Deal with that after the water is out.

Don't try to clean with household cleaners yet. Focus on water removal and moving salvageable items. We'll handle the sanitizing once the restoration crew finishes.
