Do You Actually Need a Mold Test?
If mold is visible, usually not — you need it removed. That's the EPA's guidance, and an honest inspector will tell you the same: lab identification rarely changes how visible growth is remediated. Testing earns its cost in five situations:
- You smell mold but can't find it. Air sampling plus moisture mapping locates hidden growth in wall cavities, under floors, attics, or HVAC — without opening walls blind.
- Health symptoms with no visible source. Air samples establish whether indoor spore counts are elevated against the outdoor baseline — data your physician can actually use.
- Buying a home. Especially pre-1990 coastal properties: $400–$800 of testing against $5,000–$15,000 of hidden problems is good math, and findings are negotiating leverage in escrow.
- Landlord, tenant, or HOA disputes. These cases turn on documented evidence — sampling results plus a moisture map showing where water actually came from.
- Post-remediation clearance. Independent verification that containment worked and spore counts returned to normal before the rebuild closes the walls.
