Climate & geography

Six climate conditions, and which part of the county each one hits

Mold in Coronado and mold in El Cajon are produced by opposite mechanisms. These are the six conditions that drive almost every job in the county, and the places each one actually bites.

The marine layer — May Gray and June Gloom

Cool ocean water chills the air above it and onshore flow pushes that layer over the coast overnight. Coastal morning relative humidity commonly sits at 80–90% for much of May through September. Because most coastal housing was built without air conditioning, indoor humidity simply follows it — so mold grows on cool surfaces with no leak involved.

Where it bites: Mission Beach, Ocean Beach, Pacific Beach, Imperial Beach, Coronado, La Jolla below 80 ft, the Del Mar Beach Colony

Lagoon and canyon air drainage

Carlsbad's three lagoons, the San Elijo and Buena Vista corridors and the county's canyon systems all drain saturated air inland and downhill overnight. A house two miles from the ocean in one of those corridors can run higher overnight humidity than a bluff-top house much closer to the water.

Where it bites: Carlsbad, lower Cardiff, Vista's creek valley, canyon-rim blocks in North Park, Clairemont and La Mesa

Atmospheric rivers, not steady rain

The county averages around ten inches a year, but it arrives in a handful of intense winter storms. A flashing defect does nothing for eight months, then takes two or three inches in a day driven sideways by wind. Every dormant envelope fault fails on the same afternoon.

Where it bites: County-wide, worst on west and south elevations and under heavy tree canopy

Inland heat and evaporative coolers

El Cajon, Santee, Escondido and Spring Valley see 95–105°F summers, and a large share of mid-century homes there run swamp coolers. A cooler works by evaporating water into the air you breathe and can lift indoor relative humidity by twenty points. Run with the house closed up, it pushes the building past the growth threshold on purpose.

Where it bites: El Cajon, Santee, Escondido, Spring Valley, Lakeside, Ramona

Thirty-degree day-to-night swings

Inland valleys drop sharply after sunset. Warm, moisture-loaded interior air then meets cooling wall and window surfaces and condenses on them, night after night through the winter inversion season.

Where it bites: All inland valleys and East County

Flood corridors and category 3 water

Mission Valley, the San Diego and San Luis Rey river corridors, Chollas Creek, western Chula Vista and National City took record water in the January 2024 storm. Flood water is contaminated, which means affected porous material must be removed rather than dried — a distinction a great many 2024 repairs skipped.

Where it bites: Mission Valley, National City, western Chula Vista, Lemon Grove, Santee, Oceanside's river valley, Imperial Beach

Method

What is identical in every area, and what the postcode actually changes

People comparing area pages often want to know whether the work itself is different in Carlsbad than in Chula Vista. The sequence is not. The local cause, the materials involved and the drying time are.

The sequence does not change by area. What changes is where the water comes from, what the building is made of, and how long drying takes.
StageThe same countywideWhat the area changes
Finding the sourceMoisture meter and thermal readings before anything is opened, so the boundary is measured rather than guessed.Where the source usually is. On the coast it is the air and the envelope; on the mesas it is copper in the slab; inland it is a cooler or a condensation cycle.
ContainmentThe affected area is sealed and put under negative pressure before any material is cut, with the HVAC system isolated. How much of the building is involved. Attached housing in University City or a Coronado historic interior needs more containment than a detached Poway house.
RemovalPorous material that has been wet long enough to colonise comes out; non-porous material is cleaned rather than replaced. What the material is. Lath and plaster in the La Mesa Village behaves nothing like 1980s drywall in Mira Mesa.
DryingDried to a documented standard against a dry reference reading in the same building, not to a fixed number of days. How long it takes. A Mission Beach crawl space in June dries far more slowly than the same assembly in El Cajon in September.
VerificationWritten moisture log, before-and-after photographs, and independent clearance testing where a landlord, HOA, insurer or buyer is involved.Who needs the paperwork. Rentals, condos and sales each require a different document set.
Fixing the causeThe leak, the drainage or the humidity source is corrected, or the job is not finished.Which trade is needed. A plumber on the mesas, a roofer or stucco contractor on the coast, an HVAC change inland.
